Coastal View Homes are widely recognised for their outstanding major renovations and extensions work.

Renovating is in some ways a more complex process than building from scratch. There are a myriad of potential unknowns; things that simply cannot be determined before the actual renovation starts.

Many builders claim to have all the answers, and some even offer fixed quotes. We take a more strategic approach.

Some of the things we will discuss with you when considering a major renovation include:

• Site Access
  Getting machinery onsite, and especially to the rear of existing homes can be difficult and result in time consuming labour in place of machinery.
• Unknown quality of the building
  Surprises often occur when a thorough inspection of the proprty has not been undertaken prior to work starting. Even then, there is the question of what we might find; things such as electrical wiring and plumbing cannot be understood until deconstruction work commences.
• Time
  In the building profession, it's true...time is money. Experience has shown us that once the deconstruction phase begins, time may be needed to repair or replace any number of unseen issues.
• Cost estimations
  Because of the many unforseen factors, in reality it is challenging delivery clients a firm budget for major renovations. We are upfront about this, and seek wherever possible to allow for contingencies, avoiding any serious budget blow-outs.
• Ceiling heights
  It is tremendously challenging and financially expensive to raise the height of existing ceilings in homes. We urge all clients to consider the shift over the past decade to increase the height of ceilings to increase volume and the feel of rooms with low ceilings.
• Windows
  Sometimes overlooked in the renovation process; experience has shown us no matter how well conceived and executed the renovation is, if the existing windows remain, the result can be less than satisfactory. Replacing windows can be expensive and is often financially unviable.
